Warrens Central Master Plan
We were one of 4 architectural practices invited to prepare a Master Plan for the redevelopment of the Williams Industries properties in the Warrens area, in a competition format. Williams Industries Inc. is a diversified Caribbean corporation with headquarters in Barbados and interests in 30 companies across the region. Warrens is one of the fastest growing suburban centres within Barbados, and our proposed master plan speaks to many of the missing ingredients in this area.
Our approach was to create a new, recognizable town centre with Civic spaces which are attractive and pleasant oases from the traffic jungle, entertainment and dining in walk-able settings, Sustainable retail, and leading edge office environments. The proposed new town centre is placed at the heart of the historic origins of the site; between the old sugar factory and Warrens’ plantation Great house, and surrounded by a dynamic collection of buildings ranging from 3 to 10 storeys.
The scale of the buildings fluctuates across the site responding to the adjacent properties and existing infrastructure. A 10 storey tower fronts on to a new plaza and creates a visible beacon above the surrounding trees and buildings when approaching from the south on the Highway. Approaching from the North, a 5-storey signature building addresses the main vehicular entrance into the new development. The scale steps down to 2 storeys on the east of the town centre where it meets the proposed linear park running along the existing watercourse and gully. The Linear park, featuring a boardwalk, creates pedestrian linkages with the surrounding communities and provides a green space for relaxing, exercise and street vendors.
Traffic flows have been carefully conceived and parking spread between a multi-storey and dispersed across the site with extensive landscaping and shade trees. Provision is made for approximately 680 parking spaces.
With almost 400,000sqft of new sustainable buildings complimented by facilities required for a major urban centre, the planned development executed in 4 phases could enhance Warren’s reputation as the leading business centre in the island. Taken together, we believe these elements would make the development plan financially sustainable.
